Forced Appreciation on a Condo

Hey BP Community! 

Currently as of right now I am searching for my first rental property in the suburbs of Chicago. As condos being my only option right now, what are your views on forced appreciation on a 1b/1ba or 2b/1ba? Most improvements will be just cosmetics such as flooring, kitchen(cabinets, countertops etc.), lighting etc. Would the value of the property increase tremendously or no?

Suggest 2 ba, 1 bath low HOA fee. The desirability of selling it with an upgraded kitchen, flooring. I rather want to buy an older unit and renovate that itself is a significant appreciation.
