Post: Tampa or Orlando That`s the question

Both will benefit from the flying taxes in ~2025 lol.

Both will benefit from the Brightline high speed train in a couple years.

Both have ports which cruises can take off from.

One has amazing beaches and Busch Gardens, the other has woke Disney World, Universal Studios, and Seaworld. 

Tampa has MacDill airforce base, several universities, and Moffitt Cancer Center.

Not sure as sure about what big businesses Orlando offers to be fair on this one.

This is an example why it's important to claim up to date rents asap (especially iwth that income!).  With 150k/year, they can definitely pay you rent owed and file a claim with bank afterward.  

That might even mean sending an 8 day notice (or whatever is comparable in PA) to get them to act.  Since they never paid that month of rent, and left, they will assume their security deposit turns into rent money and you don't have any leverage over them anymore if they default.

Definitely not the worst.

It's July 2024, unless she qualifies for some exception, such as having to sell early due to unforeseen circumstances.

Question for a CPA out there.. I have a client who bought land in March 2022.  She then bought and put a mobile home on the property in July 2022.  Can she sell in March and avoid capital gains tax?  Or since the mortgage and mobile home wasn't until July, does she need to wait until then?

I suspect the anwer, but appreciate some input.  Also, if you're local, I may like to connect you with client.

Florida is where a lot of CA folks end up going.  I've spoken with hundreds from BP over the last 2 years.

I hear Jacksonville is super hot right now.  

Tampa/St Pete has a ton in the works over the next 10 years and is the 3rd largest market in Florida.  

Orlando is a monster to get in to.. but there's Disney World, Sea World, Universal, and supposedly in 2025 Orlando is getting flying taxis with the initial launch being a commute being Tampa and Orlando.

Gainesville is smaller, but for most it's the first largest city you hit on i75 when driving into the state from Georgia.

Fort Myers/ Cape Coral/ Naples is also growing fast but was recently hit by Hurricane Ian with record damages.  That obviously slowed that down.

50% of the time I recommend investing in your own backyard before going out of state.  The other 50% I'm talking with a Californian ðŸ˜‚

How I analyze appreciation only deals:

Is property going to be lived in as a primary? Yes

OK Sounds good.

Otherwise, copy what the large institutions did during 2021.  There are two times appreciation only is acceptable to most. 1) During a bull market with visibly rising prices.  But probably won't be seeing that again unless interest rates drop ~2%. 2) You buy in CA

I know several GCs, but the landscaper you'll want to find someone off Google who can do that at a high level.  What budget do you have for landscape reno's by the way?
