Ah, yes it wears differently than ours that is usually laid on a concrete slab foundation.

Metal roofs are amazing.. though not as many down here as you'd expect given we get ~50 inches of rain per year and go through roofs like crazy.  If done properly, they'll give you max value long term.

You seem to be doing things right.  LVP should be lasting longer than carpets, so if you're going through them quicker, maybe you should consider tile in the entryways.

Don't mistake what others with large portfolios do for what everyone should do.  If this is your only investment property, I would maximize it's return for the long haul. The extra 5% shouldn't prevent you from doing another deal for very long.

Florida (Because that's my market)

- Lakeland

- Brooksville

- Sarasota

- Plant City

All of these have decent markets already, but haven't gotten to the size of Orlando or Tampa.  They're all within quick commutes of these larger metros and offer value in a multitude of ways for renters and investors.

How to do a deal without an agent representing you:

- Go to BP and ask how an agent does paperwork ✅

- Do the contract paperwork yourself and get seller to sign, giving yourself an inspection period. 
(assuming you've done all your other market due diligence)

- Send to title

- Inform your lender

- Hire an inspector and arrange access to the property

- Go through the report and ballpark repairs on top of initial reno estimate to see if deal still works.

What was confusing was you asked how to save on a RE deal because you knew how to do it and "anyone could", but then asked how to do the most basic functions of the person you want to cut out who essentially does the deal for you.  Not that you can't get answers to those honest questions, but framing it right and not insulting those who answer your question is probably a good practice.

Also I think @Kevin Sobilo was very clear that he would also use an agent out of state himself. No one here is trying to win your business lol... trust me.

You could also save by cutting out title and doing all the title work yourself

I think most who do it themselves do it in their backyard.  Out of state.. good luck!

I make all mine month to month and everyone seems to respect each other and keeping the common areas clean. If someone is a problem, then I non renew them. And I’ve only had to do that once because the guy had his leg amputated and couldn’t get around the house safely. 

Lol you're saying you nonrenewed an amputee?  Brutal.  Actually sounds kinda like some sort of fair housing violation 😬
