Buying for Appreciation

I usually analyze real estate in terms of cash flow and cash-on-cash return. I am curious, is anyone analyzing and buying real estate for appreciation alone? If so, what are you looking for? How do you analyze a deal?

I have bought beach STR condos.  They can do poorly on cashflow, lucky to break even, but appreciate well.  I have yet to master the buying low enough to get good cashflow but some people do...
