Post: Air filter semi annual replacement

I am trying to get a solution for the air filter question. I have two properties that I own and they are managed by a property management company. The contract says that tenant is responsible for the buying and changing of air filters. I’m pretty sure they will not change it even if bought them filters. So I was thinking, I have the property under a semi annual(twice a year) home inspection. I was going to have the Property management company change it every six months, after doing research I have seen long term air filters, like 1year or 6 months. Has anybody tried this approach?

@Brian Dickerson thank you for reply. I'm trying to understand. U guys bought some glue down lvp. Used it for some areas but not for the whole house? Overall, I understand that you do not recommend glue down. Thank you

@John Warren thanks for reply. what do u mean by "grip stuff". Does that mean that its glue lvp? We dont have home depot in my town so I cant use them.

I am planning to use “Visade” brand from lumber liquidators. It’s 20 mil wear layer and 3mm tickness. Looking to glue it down. Trying to see if anybody has used this products and it feedback

We are putting LVP on our next rental. Slab concrete, currently carpet in bed rooms and vinyl on floor, But not LVP,...lI am aiming to purchase for 12 mil wear layer. 3mm thickness. I keep hearing glue installation is better for rental, is case of repairs. I live in Greenville NC. My questions would be.

Glue or click: if glue I have to buy non-clickable planks?

What brand do you recommend?

We are planning to move overseas, and in other to implement our income, we wanted to purchase a couple of properties. With that said, all calculators I find include mortgage, once I enter 0 amount. The whole final number goes out of whack. I am trying to find out the return on investment percent/rate. Can anyone direct me on the right direction?

On podcast 10 Deadly Mistakes Real Estate Investors Make with Brandon and David from May 29th. Mistake #8 they said that buying with tenants is place is a big mistake.

I’m looking to make a 112k purchase, the tenant has been there for 7 years, currently paying 950$, from what I know it’s a single mom with kids. The seller manages herself but lives out of town, seller was originally living in townhome (good rental turnover complex) and then decided to rent it. Until her kid would go to the university in the same city. The sellers kid is no longer planning to go to this college. So she wants to go get rid of it.. the last similar townhouse sold for 119k, and seller said she is selling it cheaper because she wants to make sure for new buyer to keep tenant. If I purchase townhouse, I was going to do a new least for 1000,.... is it a good idea to purchase this property with tenant in it already?

with everything going on with economy and unemployment rates. I wanted to check with your recommendations on which type of properties are more recession proof.

- Are class A properties more recession proofs than class B or Class C.
