@Kristoffer Ruohonen I have an online commercial multifamily group you could join and am just about to launch a German/European one as well since many many parameters are much different in these countries. The group will be helpful in sharing knowledge on these markets. I'm also focussing more on raising private capital for EU/US syndications, partnerships and ventures, since we all have the same pain in missing the last major puzzle piece when it comes to closing a deal.

I keep telling my fellow US investors how spoiled the are every time they start complaining about something (taxes, fees, regulations, rent, compliance, etc.) in the USA market ;-) Try making it in Europe and you'll need to toughen up by bringing along more time, patience and expect less yield.

hello, I live in germany but i have rental propeties in the USA. could i be added the the group please?

@Mary Ciccarelli If the property is a good DEAL it's worth the effort. That should smell like money.

Yes, you can get rid of cat urine it just takes elbow grease, heavy cleaning, and possibly new flooring in select rooms. I had the same problem in my basement. We washed the concrete with a garden hose and chemicals. Carpet should be replaced. Hardwood flooring (depending on condition) can be sanded and sealed. Depends the level of rehab you're planning.

when u say chemicals. what exactly did you use?

I also invest in this area. My advice is to hang in there for a few months until after the back-to-school rush hits. If no one takes it for the new school year, then look at a new strategy. Maybe also, in the listing, you can lease per room for multiple students.

are you also running into issues renting units? I am with a property manager and I live overseas, so i cannot lease per room, as much i would like to.

We have 3 duplexes in this neighborhood. One the if perfect tenants, the second one, a bad tenant is leaving this week. and this one, the one with the link i posted has been empty for 7 months. It was prime real estate 3 years ago. Now the renters qualiaty has gotten lower. They are building another section of the same subdivision down the road, but is only for buyers no renters. We are lowering rent to 1650 and to 1550 in two weeks if it does not rent. 3 years ago 1800 was common for this neighborhood. I dont think i can change the picture location because it is the Property Management website but I will ask. Thank you for your input. we really appreciate it

How many days would I need to be off market to have DOM reset to 0 on Zillow and MLS in the state of North Carolina.

We been on for 46 days, we are price a little high. Mortgage is paid off. We were under contract at 14 days, but buyer financing fell through, now we are back on market. with the holidays coming up and barely any showings. I was thinking I can take it off and have a reset for middle of January.

I am trying to get a solution for the air filter question. I have two properties that I own and they are managed by a property management company. The contract says that tenant is responsible for the buying and changing of air filters. I’m pretty sure they will not change it even if bought them filters. So I was thinking, I have the property under a semi annual(twice a year) home inspection. I was going to have the Property management company change it every six months, after doing research I have seen long term air filters, like 1year or 6 months. Has anybody tried this approach?

Thank you

@Brian Dickerson thank you for reply. I'm trying to understand. U guys bought some glue down lvp. Used it for some areas but not for the whole house? Overall, I understand that you do not recommend glue down. Thank you
