Lead Laws: fines, funding and opportunity

Kate will discuss lead laws, including:

• the two certifications people need to work around lead and avoid being fined
• what the current NH lead law actually says
• what money is currently available

Kate Kirkwood is the founder of Lead-Edu, an EPA and HUD nationally certified training provider offering RRP Lead Safety certification and related services. She is also the founder of K.Kirkwood Consulting, the firm that managed the Lead Hazard Control and Rehabilitation program for the City of Manchester. Kate has a Master’s Degree in Business and over 30 years of experience in adult education and is certified to teach Lead Safety (RRP), Dust Sampling, and Lead Abatement.

First, local investor Laura Cardenas will present a "House of the Month: . . . Laura purchased a condex in Somersworth for $30,000, with a rehab budget of about $43,000, appraised for $129,900. . all with $0 out of her pocket!

Then, Melissa Laverty, an Enrolled Agent with AccountAbility Tax and Bookeeping will present "To Sell or Not to Sell" and will use Laura's House of the Month property as an example, showing the taxes as a rental or a flip and then the tax implications at the time of sale of the property.

Kevin Lacasse, Owner/Founder of New England Family Housing began real estate investing in 2000 with the purchase of his 1st duplex at the age of 23. He has built his career through rehab, new development and acquisitions with a focus on buy & hold. Today New England Family Housing owns and manages a portfolio of over 600 units consisting of Market Rate Apartments, Affordable Housing Projects, Mobile Home Parks and a campground. Kevin has also branched out in other areas such as Hard Money Lending, Commercial Construction Franchise Property Maintenance.
