Hi Lee, I clicked on your website and saw that you do rehabs in MO but you live in Los Angeles.  How do you do it?  I know that it is supposed to be possible as long as you have a good team and you can use pictures or Zoom or whatever but still...

Hi everyone!  I was thinking of buying a turnkey for the first time and was comparing the turnkey prices with Zillow estimates of what the property was worth.  The difference is so big!  Now Zillow does not know what renovations have been put into the property, right?  Also, the property management fee 8-10%, plus 15% maintenance fee - if they call the repairman or something, they tack on 15% to the repairman's bill, plus a yearly fee of $250 or a lease renewal fee of $250, adds up to a lot, especially because you are relying so much on the turnkey management since you are so far away.  What do you all think? Are turnkeys overpriced and management fees too high?  With these fees and higher prices, how can we make money?

I was looking at Memphis and am thinking of Dallas or Houston but property taxes are too high in Texas.  Any thoughts?

Yes, that is the information I get from the US Census and that scares me.  That is good advice to invest in places where rent is higher.  Can you suggest a good area where demand is high?  What is your outlook on the Memphis job market and economy? Do you think the Memphis market will continue to appreciate?

Hello everyone!  I would like to ask for your advice and help in getting Sacramento, CA SHRA Sec 8 to activate my account and thus get me paid.

I have already submitted all the required paperwork regarding change of ownership including signed lease agreement but they have not activated my account.  SHRA closure due to covid 19 has further delayed activation and I have not been paid for 6 months.

When I call Sec 8, they tell me to leave a voicemail and send an email to the person handling my account but no response.

Should I fedex my documents again to get their attention, get my tenant to talk to their caseworker to contact the person handling my property?

What other approach can I take?  My property manager says that Sacramento Sec 8 is very inefficient and nonresponsive.

What should I do?

Hi everyone!  I have a rental property whose lot is rectangular and very long.  The street facing part has a house and a detached garage.  There is a back garden and behind that, is a fenced area of 1/4 acre.  I was wondering if I could rent out the empty back lot.  The tenant would have to go through the main house backyard to get to his rented lot.   There is no other entrance to the empty lot.   Is this possible/legal?

How much rent can I charge for 1/4 acre?

Hi!  Is a Section 8 single family home supposed to follow California annual rent increase rule of 5%+ April CPI?  This is in Sacramento, CA which also has its own rent control rules which excludes Sec 8 from Sacramento rent control.
