Do those cashflowing cities appreciate?  Which ones do?

I live in California and thus would like to be an out of state investor in Denver. I'd like invest in Denver but with HOA and property management fees, I am always negative around $150/mo in cash flow. Where and how can I find cash flowing properties in or around Denver? My budget is $270k for ideally 3b2b. Thanks.

No, I live in California.  If I buy between Sept and January, how quickly can I find a tenant?  Is it harder to get a tenant during those cold months?

Hi y'all! Was wondering your opinion if you would buy a rundown condo that is renting for $2600/mo and selling for $315k with $440/mo HOA. The place looks so rundown and decrepit and the tenants are low-income. What is the chance that a rundown property like this can still appreciate and rents can still rise?

Hi everyone!  Am doing research on price and rent trends in the Cherry Creek 80231 area of Denver.  I read that prices in Denver are very erratic, rising high in one month then crashing the next.  Is this true?  If so, how do you handle this?  Also, if a property cash flows $100/month for a 3b2b condo, is it worth it?  What is the price appreciation trend and rental price trend historically and future predictions for this area?  Thanks
