We have a few investors who do out of state investing and a couple who do in-state investing and one who does both?

@Jay Hinrichs i totally agree... lower the rent to rent it faster. And yes, tax benefits have to be taken in consideration as part of the benefits/advantages of owning a home.

@Justin Reyes i would say talk to a CPA about the plan, if you can get bonus depreciation (30%) the first year, and you plan on holding the property more than 7 years, see if the depreciation balances the penalty for taking it out early. If the plan allows it and the numbers make sense, you can make it work...
