In my opinion, since my monthly is so low (just under $30 per month), I think is worth having it. As I recall during this process of learning, one of the biggest issues is being under insured. You never know when things will happen. And insurance (repeating what others have said, which I agree with) should be the first line of protection. This is my personal opinion.

I'm curious if anyone here has set up their own trusts (living trusts) without the help of attorneys. There's so much information out there and some sites claim you can do it yourself. There's youtube videos on how to do everything these days, plus freelancer sites where you can hire attorneys to do a quick review. I would like to do it for the sake of understanding how they work, more so than saving money. Although, I would think saving money is also a benefit if it can be done without sacrificing quality. In this case, without risking setting it wrong. Anyone else has experience with this?

in the long run, the numbers do seem to work out if you refinance, on a monthly basis you would actually have cash flow.  You have someone else paying down the loan AND in the long run, the overall repayment of the loan to bank will be lower due to your lower interest rate. 

I'm making the assumption this is a 30 year loan.

We are only the 5th month since we signed up. Round one for my business partner was just completed.  The process is a bit complex and time consuming. She only got $5300 in credit cards. I'm scheduled for late May but I hope is much more than that, as I already had over 60k in available credit on my personal cards. Let's see what they come up with. I'm not overly impressed but I'm going to give them a chance to change my mind. My credit score is already in the high 700s.

Thanks Patricia, great reminder that keeping integrity is important. It is for me and no matter how good the deal is, I won't compromise honesty. 

David, I am aware of verification, and one was provided, the issue i have is that after they received the #'s, instead of asking why the difference from last year to this year, they asked for a statement that isnt' true, namely "this is the slow season for the business" which is quite opposite of the truth.

Found a deal to house hack, spoke to 4 different lenders and everyone promised they could do the deal when they asked for the initial set of documents. Decided to go with one of the one that promised we would have closing in 21 days... It is day 9 and my work got a request from the lender to state something in writing that's not true... is this common practice? It's not lying about the income, because  the income is there, but it's on a different category (not w2). Still feels dishonest, has anyone dealt with something similar before?

@Lawrence L. This is a great question, i know in my county the assessors site fives your the rate % rate.. so if the appraised value is around the sales prices, I expect the bee tax rate can be alculated using that information... anyone else know if this sounds right?
