Hi Peter, I’m a fellow investor myself. I currently have two 2-unit properties in Elgin. House hacked them both. I’m an agent as well. Let me know if I can be of service or if you need me to send you some listings with your criteria. I hope I can help!

Good afternoon BP community! Im located in Elgin IL. I currently have 2 properties and I’m wondering if it’s possible to use the equity I have on both properties as a down payment on another property? the reason being I don’t have enough equity on each property to use as a down payment but if I were to combine the equity I def would. Is this possible? Like a combined HELOC or something?

Hi Matthew Olszak I'm going to see if I can get it to code without having to rebuild the porches. It looks like weather wet and tear created the foundation issues on the porch. I'll find out ! Thanks for the tip !

Good morning BP community, I recently moved out of my 2 unit rental property. I was renting one unit and living in another. I have now moved out and the city performed an inspection. Turns out the side and front porches need to be repaired to code because they are also supports for the roof. The city said I need to fix this ASAP or they will condemn my property inhabitable and kick current my tenant out. The contractor said it would be about 11k to fix. I can't afford that out of pocket. Can you guys please advise me? I have no idea what to do. What are my options for paying for these repairs? I don't want to sell my property but if I can't figure out a way to pay for this I think I'll have to. Elgin, IL

Good morning BP community, I have a silly question. Does anyone know if there is a standard for identifying which unit is A or B? I have a two unit, an upper unit and lower unit. The utility company wants to know which is which. can someone tell me how I can figures this out? Lol the mailboxes are not labeled that way. is the upper unit always A or B or vice versa. Please help!
