@Theolyna Phil We are still finding the deals in DFW that you found, you just typically can't pull them directly off the MLS at list price. I would suggest networking with as many investors as possible and also getting on as many Wholesaler's email list as possible. We also love Houston, but we are going to focus on Dallas Fort Worth in the near future.

Typically when you factor in interest deduction and depreciation you have little to no taxes on the income from a property. When you pay off/down a rental you no longer have the mortgage interest to write off on taxes so you'll find at the end of the year you are paying a lot more taxes. I would leverage as much as you can on rentals and if you don't want to buy more, move the money to a different asset class that is very safe that still makes you more than the 5% interest you're paying on your properties, this is not hard to find, there are annuities, HM lenders who will borrow at 10% paid quarterly, tax liens, etc.

I use All Star Contractors and Hinton Services, both do quality work quickly.

I just added another reason I dislike townhomes/condos for any type of purchase. I was watching a webinar of an apartment complex sponsor who was going over how he purchased the majority of the townhome units in a complex and when he did he put a $5,000 assessment on each of the units. This caused the remainder of the townhomes to either pay, get foreclosed on, or sell to him at a discounted rate. Add in the fact that the HOA's can be mismanaged either being far too cheap when it comes to maintenance or far too expensive and I'm out.

@Quinity Williams We buy in Houston, but not flood homes. You definitely can make a lot of money on those homes, we just don't want the additional hassle of the flood stigma for either our renters or the buyers when we eventually sell.
