i know it is a difficult question to answer. Thanks for pointing me in the right direction!

Hey,

Just wondering if anyone has done this. I figure it is easier to go this way than from residential to commercial. I live in VA, is it a huge ordeal??? Can you get it rezoned for mixed use in the same space so that it would be convertable back to commercial for future sales??

Hey everyone,

I know that this will be different from state to state, but I am planning on purchasing a duplex or a quadplex with my father having the intentions of living in one and renting out the other(s)

I was wondering if an LLC would be a good vehicle to go with in this situation so that we have some protection. I know that the loan rates would be higher and they would probably be more stringent, but I just wanted to check in with you all and see.

I've sort of had the same Idea here in Va.

But mine goes more like this:
Start by going the duplex route, live in one rent the other.....build equity.....save.....buy another duplex....rent both sides out.....save......buy cheap land furthur out of the city with potential investment qualities and grow plants and trees out there for use in re-landscaping the rentals....maybe sell some off on the side.

I agree though there is a lot of work in farming and harvesting but you could probably make it work. Like Jon said, research is key. Good luck!

I see your point in being careful about descrimination, that is definately not a path I am trying to go down.

Yeah, that's what I figured. I'm hopefully going to be a grad student soon and that is more whom I would want to rent to instead of college students.

Just looking for a way to not have to pay the full mortgage and get some equity. Thanks for the responses!!!!

Hi, everyone, this is my first posting and I wanted to present this situation to you and get your feedback.

My questions is should I really scour for a side by side place or should I get one that is top/bottom. Live in the lower one and rent the top.

I ask to see if anyone has had experiences. I would assume side by side would be better because of noise issues.....Please help me out.
