Any recommendations for a good area, town, or mid-city with duplex, triplex, or quadplex options? My wife and I are on the market for our first rental property and are looking to find something before the end of summer.

We are are open for our next purchase. Has anyone had any success with duplexes? And if so, what area of town are you finding cash flowing properties in the DFW?

Any feedback on whether to begin my real-estate portfolio with a "hub" home so my wife and I could potentially live in for at least the next 10+ years or find a mult-plex as a primary home/rental property.

Issue: Wife and I are on the market looking for a home in the DFW area for the next 6 months. We would love to begin our real estate portfolio with a multi-plex but we recently found a neighborhood that fit our criteria for a good place to start a family. Additionally, this neighborhood is in a "midcity" area where my wife and I plan to invest, which is why we call it a potential hub home. I'd also like to add multi-plexes that tailor to our ideal demographic (young professionals, college students) are going fast in our market.

Context: We are in our mid twenties with no kids or debt and are trying to be realistic and consider all the possibilities. We both know we want a family in our early 30s and we are very career focused. We want to try to consider as many options to make our real estate journey as efficient and painless as possible.

Request: Any advice, feedback, or even personal experiences would be greatly appreciated. I am also open to hoping on zoom in the near future for more in-depth experiences.

Your insights are really helpful.  

I recently viewed the first properties today and now I am curious about the pros and cons of house hacking with small families instead of a individual tenants.  Prior to visiting one of the properties, I didn't think much about the possibilities.  After assessing the market a bit more thoroughly with my agent, it seems like small families make up a large portion of this area's tenants.

Have you had experience with markets like these?  Do you have any good research sources for this particular topic?

Question: 

What are some "In Person" indicators that help determine whether an area has a decent rental market that will likely attract and sustain tenants? (assuming the selected markets have positive walking scores and crime stats)

Local Insider Insight would be greatly appreciated but definitely not required!
