Any recommendations for a good area, town, or mid-city with duplex, triplex, or quadplex options? My wife and I are on the market for our first rental property and are looking to find something before the end of summer.

We are are open for our next purchase. Has anyone had any success with duplexes? And if so, what area of town are you finding cash flowing properties in the DFW?
