Tips for assessing a rental market

Question: 

What are some "In Person" indicators that help determine whether an area has a decent rental market that will likely attract and sustain tenants? (assuming the selected markets have positive walking scores and crime stats)

Local Insider Insight would be greatly appreciated but definitely not required!

Knowledge Context

I believe in thoroughly doing research on my investments.

I am currently reading rental property books, scouring the web for any additional information, and viewing neighboring properties on various social media sites that deal with rental properties.  I am interested in the tips and tricks you all deploy when viewing properties.

I look at what cars are on the street. That is usually a good indicator of the income levels in the neighborhood.
