This information is helpful, thank you. I would be screening my tenants very carefully and do my due diligence. There's a lot of these type properties in my area and all that is on my mind is the cash flow. One day to build a stable enough income to not work a 9-5. These C types would be much harder to sell thats a good point and something I should consider.

Good stable tenants is a very big pro for me when talking about B class properties.

Thank you for the information, I definitely think my goals and risk tolerance would lean towards going for the C/D types. It would also work really well in my area as multi family cash flows well here with those type of properties.

On the outside D type properties look like steals, but with the potential crime, turnover rate and bad tenant pools is there really good money to make? Or is it better to go for B type areas that won't cash flow as well in decent locations but you know there will be less turnover and less headache?
