Hey BP,
I'm looking at starting to automate some of the system of cold calls and postcard marketing. I'm wondering if anyone can tell me a bit about their experiences with VAs and how they usually work with you.
In addition, does anyone have any suggestions of where I can start looking to find someone that fits my needs?

Good morning BP,
Today I began looking into securities lawyers and corporate structures and I am curious if anyone can explain how a fund works.
I was listening to BPP recently and one of the early ones had an individual who approach his police friends from work and they managed to pool together money in a fund. I've been doing some research on how it works but have found that I've reached the barrier of public knowledge.
Are there any specialists out here that might be able to explain how private offerings work, how these funds work, and how to approach the presentation on the subject matter.

There is a lot of new things about to break ground. In the next 5 years, we have 2 twin span international bridge projects, a new hospital, and the expansions of the university and college. We also have interest from some new car companies that are looking at the facilities in Windsor for re-purposing to use for EV manufacturing. We also have a huge budget allowance from the city over the next few years to improve public transportation measures within the city. It seems like everyone is preparing for a big boost.
The current growth rate seems feverish but I've seen a lot of houses going up to prepare for the influx of population.

Thank you for looking at it. Could you please explain where your numbers came from for the price per square that you found?
I agree that the HABU is definitely a conversion to a 4 unit 3bd 2ba type of a building with 2 unit 2bd 1ba. I'm uncertain what that would be as far as a commercial renovation cost.
I appreciate your input and have really brushed this aside as I've found better deals but it might be worth a second look if I can get some appeal to it.

Thank you for the reply. I've been learning more and more and I think I am starting to understand how this works. I keep thinking that contracts are boiler plate where in reality I can create any terms in a contract that is acceptable to the parties therein.

Hey @Stephanie Cederdahl,
I'm sorry to hear about the struggles you're facing.
My advice in this situation is subjective, I personally would call it a "not your problem" situation. In my opinion, if the neighbors have an issue, then it is their issue to deal with. You did your due diligence and the fault can't be placed on you.
If the neighborhood is also one that you live in, then maybe I would sell. If you live separately and the property is a positive asset, I would keep the property as a rental and send everyone in the neighborhood a postcard apology.
It sounds like a really rough situation and I would like to hear what you decide to do about it.
