Could you also put up some numbers for rentals in Surprise, Litchfield,  Marley Park, I almost purchased a property down there last year, it still has me wondering if I can get a decent cash flow, or is it too many vacant rentals?

Wow that's nice, and salute to all the nurses for doing what they do, my daughter is working towards that career. Stay focus and you'll be ok.

Nice did you sell it?

All of the above,  initially I wanted to get my sellers license,  so I may have the opportunity to create some business,  being that I'm already in the industry, upon researching the requirements I discovered that it wouldn't require that much more to go ahead and get my brokers license. This way it will allow me to buy and sell realestate,  use it to my advantage for investing as well.

What will you do with the properties you cant rehab?

Hello everyone . I'm an appraiser, contemplating getting my brokers license. or getting my sellers license. It's only 2 more additional courses, than if I were to get my sellers license,  due to the fact that I'm given some credits on pryor education, and in CA having my appraisal license at least 2 years fulltime credits me for the experience requirement for my brokers. What do you guys think, ? If I get my brokers license,  I could still hang my license at my mentors Brokerage, and train as an associate broker,  until I'm ready to branch out on my own.

Which areas (good zip codes) for B class sfr and multi units? Thanks 

I'm an investor looking for cash flow properties outside of So Cal, if there's any experts in which are some nice areas with B class type sfr's or 2-4 multi units please feel free to engage. I've been hearing alot about properties in Indianapolis. I thought about AZ, And Vegas, but I dont know if it's more beneficial than other states.
