SoCal Nurse Hoping to Retire Early To Be a Landlady

I have always wanted to invest in real estate but had some family/life stuff come up that slowed down my plans to such a point that I convinced myself I was too old to invest in RE. Here I am, early 40s, dreaming of retiring, or at least cutting back my shifts significantly to have time and energy to care for my elderly mom. I've been binging BP podcasts for two months and working up the nerve to rethink my plan. I'm mostly interested in the BRRRR strategy, thinking of small multifamily owner-occupied dwellings. Though I own my own home (househacking w/ a permitted ADU), I grew up in rentals and have never minded apartment life. I hope I can still find some triplexes and quads in SoCal (LA/IE areas) that'll help me reach my goal of having more time at home and less time commuting to take care of other people's loved ones.

I'm working on a plan to get me to my first triplex/quad purchase by the end of next year. I have to take care of a few large loose ends first. Posting here to make myself accountable/put it out into the universe.
