For $50k in the Cincinnati/Dayton area you are looking at a house that needs work of some sort. But you can very easily find houses that will run you around $70-80k with an an ARV of around $100k that will cashflow pretty well. Just have to work with a realtor and find a good wholesaler.

Are you going to be doing these on a fairly regular basis? I am interested in coming, and I may know someone else that might be interested into coming to some. I checked my calendar for 1/20 and unfortunately I won't be able to make this one. But would love to at a later date. I would be coming from the Kings Island area (Cincinnati).

I think to get started theres a few Middletown neighborhoods I'm going to focus on. I'm working on getting one of my IRA accounts moved into a SDIRA. I personally do not have any teams into place. I found someone to do some joint venture flips with to build up more money. After that I want to focus on getting rentals.

I'm Devin Elfers I and a New Investor in the greater Cincinnati/Dayton Area. I am in the works of finding my first deal. I have 0 background in construction or REI, but I have been listening to PODCASTs, reading books, and watching YouTube videos for a while now. I currently work in an Aviation Machine shop and I'm looking to use REI as a vehicle to leave the industry as a whole and maybe eventually move from the W2 Employee to Self Employed in the cash flow quadrant.

If any of you are local to me, I am highly interested in meeting new people. If you are comfortable with it being COVID and all lets have some coffee or wings!

I am in the Lebanon/Mason area. I would be interested in this, but my schedule is horrible I work 2nd shift with my W2 Job right now 3PM-1AM lol. I am new to REI, but I have made some contacts I could bring with me. Just noticed I already missed out on the dates, oops.
