Great advice @Megan Greathouse. I'm a full time Wealth Manager, studying for my ChFC designation, dad to 2, and as of last week- coach of my youngest son's Soccer team on Sunday afternoons so "busy" is a way of life lol. It's also why I'm looking to be as efficient with my practices as well. I've got the Google Voice all set. Would you mind emailing me the script you have as well as the property info sheet? I've had some back and forth messages with Jerry that really helped me hone in on my zip codes to target as well as generating my list, but haven't covered those topics with him.

That's awesome @Megan Greathouse keep at it! I'd love to hear about your experience so far. What have you learned early on; things to watch out for; best practices etc.?

3000 postcards printed one side and sent via Postcard Mania was about to cost me over $2K. They were coming in roughly about .40 per card before postage. It's the postage that took them way over budget for me. Doing my own letters- $1415 for 3000 letters where all I'll need to do is stuff and stamp them.

Yea I totally get ROI but to get a return you've gotta put the cash up 1st and I just didn't have enough to do as many postcards as I would've liked to do under a 1-2% response rate assumption.

I'll definitely be posting the results, it's a good way to mark my own progress for when I come back to this thread 3 years from now!

Haha thanks for the feedback @Jerryll Noorden I definitely appreciate it. I definitely looked into the postcards first for that very reason and just couldn't make the numbers work with the budget I had. I've gotta get it out the mud this first go round but I definitely do want to move into postcards. Good looking out, love your style

Today's a great day. It marks a turning point where there's no going back. I've bought in... literally. I've purchased my Listsource list of 1007 names to be exact; 1000 stamps; 1000 envelopes; 1000 sheets of yellow lined paper; enough ink to print all my letters and envelopes. There is NO GOING BACK!

With the help of @Jerry Puckett I tracked the top 6 zips in my county for investor activity and used his criteria to target my list.

I plan to start out by sending 100 letters to gauge the response and make sure I'm able to handle the calls. If too few, I'll ratchet it up some. Of course there are still some questions I have and I feel like I'm missing certain pieces of the process but I do feel I'm at a point where it's time to take action, so here we go!

Entrepreneurs!,

I'm very new to the real estate world, but not new to business. The biggest challenge I have is figuring out how to be most efficient with the little time I'm able to dedicate toward building my real estate wholesale business. I've gotten myself consistently on 19 hr days, 4 of which are directed toward real estate (mostly late nights).

I understand the joys and pains of building a business; discovering and solving client issues; and finance through my career as a wealth manager. So I feel like I've got a head start there. What I'm having to learn is the marketing- looking for everyone's opinion and thoughts on ways to be as efficient as possible with the following:

I plan to have Direct Mail be my primary marketing; I also have access to MLS and am beginning to understand how to look for deals but need more help there.

Targeting 2 counties that my time affords me the most access to. Will be using ReboGateway to target Delinquent Absentee owners with high equity; as well as executors caught in probate situations. I want to spend the $1K I have to get started as wisely as possible.

Hey guys here's a REALLY good article giving in depth reviews including videos showing the Data Sources. All the big names ListSource, Rebogateway, Melissa Data etc. Pros/ Cons of each as well as the services behind them where they get the data and a comparison of those so you can see how the data provided stays current. Very powerful.
