@Cynthia Craft There is definitely opportunity in Detroit, but it is a complex market. There are agents that deal specifically with the investment side and the fact that you live there, plus the use of the agent is a huge resource for you. Decide what strategy you want to implement and then discuss with the realtor as to which markets would work best based on your budget and strategy and take it from there! Good Luck!

@davidwashington I would suggest working with private sellers, not agents. As a newbie, it will be easier for you to deal direct with private sellers and  off market deals are more attractive to investors. You can purchase vacant property leads, work with fsbos, bandit signs, expired listings, craigslist...

To answer you question about paying the realtor, they get their commission from the deal, so there is no need for you to pay them as they are already getting paid. If you wanted to give them a little something you could.

If your a newbie wholesaler and work with a realtor,  it's best to work with an investor friendly realtor as retail real estate is totally different from investing. Assignment of contracts is totally legal. Go to your local Rei meetings and network, network , network! You can build your team at these meetings.

Bandit signs are very effective and one of the cheaper ways to market. You can also get a list of vacant properties as if they are vacant, they are typically motivated and you can drive for dollars...get expireds from a realtor....

@tomchen, as far as asking people for money. You have to shift your mindset and know that you are presenting them with an opportunity that will allow their money to work for them way more than it does in their saving account. When their money can make 10-12% as opposed to 3 or 4%, I'm pretty sure they will be interested in your opportunity!

Where ever you are and if your a newbie. I suggest you build your cash buyers list. You want to close your first deal fast , so stay away from short sales. Do a Direct Mail campaign and target vacant, high equity properties. You want to keep the deal as clean as possible. Put out bandit signs to attract sellers and call other bandit signs as they will either be another wholesaler you can work with or a cash buyer you can add to your list.

See if you are an attorney closing state or title closing state. If Attorney, they will do for you. What you can do is get a non refundable deposit from your end buyer and use that for escrow. If it's a title state, which I am not, I believe you can open escrow with them. If your buyer wants the deal , you will have no problem getting a deposit from him.

@marquesemitchell there is no lack of cash buyers! If you know what mkt you will be working in, place craigslist ads like this...Cash Buyers Only Wholesale Deals in (your city) and you will collect some cash buyers. Once you have a deal, go to your local rei meeting and present the deal at the meeting and network! If its truly a deal, I assure you it will get scooped up FAST!!!!!
