@Anita Gee, use the approved purchase agreement for your state and just make sure you amend that the contract is assignable. I mention this as some contracts indicate that they can't be assigned, just take that part out and you are good to go!

You can also just structure your fee as a paid consultant fee...don't over think...people like to complicate things...A Realtor mentality is completely different from an investors, so talk to other investors who are licensed, not just realtors as most think its illegal and just don't get it. This will make you life much easier, trust me!

Carlos, post craigslist ads to attract cash buyers and then call we buy houses signs and see if they have any deals that u can bring buyer to an you get paid. I actually called on a sign and they had a deal that an existing buyer bought and I made 10k...Absolutely no money, just action...phone call...Boom! I have many NY Cash Buyers so if you find something let me know!

They work, so long as your consistent and that pretty much goes with all the marketing associated with wholesaling. It's key to be consistent in order to keep your pipeline full.

You can hook up with an agent to see if the public record has the owner as it should. if not, you can skip trace to find out. There are many companies that do this. Google skip trace and find one that allows you to pay per search instead of subscribing, sine your just starting.

Everyone needs a mentor. The key is to make sure your mentor is the right fit. I have paid thousands of dollars for people who I actually knew more than..was a complete joke and I was extremely disappointed. Make sure you ask questions about your learning style, how they will be there to support you, ect...A Great Mentor is Priceless, but the wrong one is a waste of money. ASK Questions!

I am licensed and you can absolutely wholesale with your license! I was a wholesaler before I was licensed, which allows for a bit more creativity, but you can still indeed wholesale. You must disclose that you are licensed and make sure you are using the proper contracts. 

People over complicate this. Your fee does not have to shared with your broker as this is outside of retail real estate. I am actually hanging my license with an investor who is a broker and before I hung my license with him, I wholesaled him a deal! Hence me moving my license as he is familiar with what I do. Many Agents dislike wholesalers as they feel they  are taking deals away from them. The reality is that there is enough for everyone. People need to change their mindset from a lack to an abundance mentality and they will see a shift in their lives. 

Generally, many agents just want to say it's illegal for whatever reason, maybe they we told that, or they just don't know. Structure the deal properly, full disclosure, proper contracts and you are good to go!

So long as you know your market, you will know if its a good deal. Do your homework, ck your own comps, etc.....My seasoned buyers know their mkts so well that they can make a decision based off pics and an number. Great wholesalers always give complete disclosure as we want  long term relationships, not just one deal.

HI Darrell, You can certainly make offers sight unseen, however, it's a good idea as a newbie to go and see it for yourself as everyones opinion of a cosmetic rehab is different, however, if you already have buyers that purchase in that market and you know their price points for purchase, make the offer and then it can always be tweaked after inspection if necessary.
