Hello BP. I hope that you all are safe during this pandemic. 
Why is there such a negative stigma regarding home warranties. I have had several instances where major units were affected and repaired for the $100 assessment fee. I’m thankful and blessed to not have them reject my issues. Anyone else have an opinion on this matter?

The trump administration is holding onto a lot of money to dump back into this country prior to November. Expect an August stimulus package that more than likely exceeds the original. It will possibly be aimed at producing more jobs and spending money for development. I believe the $600 unemployment was a gift and a curse. It’s unfortunate tenants aren’t paying rent because most people have access to funds whether it’s unemployment or a small business owner. The people of this country must take advantage of all these government programs. In the end, I believe the only true end game is INFLATION. This can be advantageous regarding assets, but detrimental to the common person living check to check. I hope and pray we can survive the storm as real estate investors.

@Moises R Cosme thank you for your knowledge in this post. I recently reached out to lendinghome. My issue is that they require a 6 month seasoning. I would like to use the brrrr method. Any advice?

Hello BP family. Be safe during this pandemic! 

First, I want to know who has had recent success with a hard money lender. I am looking for the best option with a less than  30 day seasoning period. I have deals that I believe I’m able to close on, but I need a great lender as well. I also have a trucking company under single member llc. I have been reading that some acquire properties using an llc and refinance in his or her own name. My knowledge is limited in that process, but I’m looking for anyone who can offer advice or constructive criticism at this time.  Any help is greatly appreciated.

@Frantz Joseph that’s amazing. I’m working with my wife as we plan to use 401k loans and hml for our first brrrr method acquisition

I agree with most in this thread. Inflation is around the corner. Inflation is a gift and a curse. I’m hoping to complete my first brrrr strategy this summer. The Trump administration is holding on to a lot of money to dump into this country before this election. The final stimulus will probably be higher than the first. This will only devalue the dollar even more. The challenge is changing how Americans work due to COVID. How will we get 40 million people back to work?

I love the advice in this thread. I’m making my first offer to attempt the brrrr method on a duplex and it’s been listed at 270k for 9 MONTHS! Thankfully, my mom is an agent and she is ready to go off the deep end with me. My numbers come in around 180k. She has already contacted the sellers’s agent and he stated they are reviewing ALL offers. I firmly believe that no real estate agent should say NO unless it’s a very new listing. I hope for the best for you and everyone be safe through the pandemic!
