Hi Julee, I checked out your website and it's fantastic.  I'm planning on doing a cash refinance on your site soon.  Question:  do you know your appraiser's criteria's for comps? for example, home sold within .5 miles within 6 months?

I found properties listed by wholesellers on the internet.  They have a Buy Price...is this price negotiable or firm due to a contract with the seller?

Also, do i need an agent if I want to make an offer?  or should i just contact the wholeseller only

@Tim Butterfield I can contest that Sandy Springs is doing well.  I get 2500/month in rents for a 3 bedroom town home.  But I am considering selling some of my properties as I am investing in completes.  If you are interested in one of my properties, please let me know.    I have one that generates 850-950/month in your initial investment range (it's in Gwinnett County).

I have 3 turnkeys if anyone is interested in purchasing.  Moving into apartment complexes.

Norcross, Ga - 2 bed/1.5 bath - 950 market rent, tenant paying 850/month (handy man discount) Asking 84K

Suwanee, Ga 4 bed/2.5bath - 1898/month (tenant paid one year in advance)  $280K

Sandy Springs, Ga 3 bed/2.5 bath town home - 3 rooms occupied at 750/each.  $235k

@Brian Adams Do you have a minimum unit requirement? I've been looking into MF recently (trying to leave SFH) and found a 33 unit complex that can be converted to condos or can be left as rentals. I work and live near the perimeter of Atlanta and it's a sold market (job, family oriented, new developments..). The asking price is 2.9 Million. Would you be interested in working with someone local to Georgia?
