It escalated a bit.   The furnace caught fire but the firefighters were pretty good about not destroying the property.  But now obviously I need contractors!  Any recommendations would be highly appreciated.  Doesn't look like a full gut but waiting on insurance to give me some idea of what I'm working with.

Hey yall-- Can someone offer advice on a relatively non-responsive property manager (when it comes to problems like my current one) and now a month to month tenant who missed rent last month? 

The property manager really dragged their feet on getting us details about the rent not being paid and now that the tenant is in arrears by 1month.  And  it's not clear that the property manager will go forward with  noticing the tenants to vacate  or leave that task on us.    

Any solutions to these two problems which I haven't figured my way out of are welcome.

Hi I need some help figuring out the rental market in Franklin TN.  We have a 3/1.5 condo in the area that we are looking to rent.  The property needs some upgrades but it is only because there are retirees who are vacating their property and looking to rent it out for income.  Can someone provide me some assistance on who I can consult since we don't have property contacts in the area.

Hi - I own a 3br SFR in the Deanwood area of DC. I have a relatively irresponsible management company and now my tenant has filed for covid relief. My concern is that after the lease expires in September that the tenant will want to stay and my management company won't have the skillset to evict. Does anyone know a resource for me to get my tenant out once the lease expires or should I just drop the management company now?

Any thoughts on setting up a rental in TN?  My in-laws are getting too old for their townhome and we are looking to rent out the property.  Does anyone have a handle on renting properties out in the Franklin city/ Williamson County area?  

I figured I could cut out a lot of the back and forth (with a govt entity directly) by asking you all here.  Please advise.

Hi can someone share any RELIABLE rental agencies in the DMV? We are hoping for a MD experienced one for the long term as the one we're working with might be flaky.  We have a property in DC that was just vacated and now I'm looking to rent it out as soon as possible.

Is anyone familiar with the American Apartment Owners Association? I came across a COVID-19 related eviction story that cited AAOA as a resource for landlords with tenants who struggle to pay rent. Please share anything you know.

 100k rainy day fund in interest bearing account 

150k small town rural acreage compatible to lease out to solar panel companies (may cost a little extra to pay off politicians to cut the red tape-energy monopoly:)

250k in oppty zone developments in small towns focused on healthcare clinics in urban/rural areas where hospitals have consolidated.

400k to buy about 5-8 low cost cash flow properties with tenants in small cities near larger metropolitan areas where large employers have operations/facilities in areas like Birmingham, AL or just north of Richmond,VA.

100k rainy day interest bearing account for when the financial markets tumble and/or the Federal infrastructure dollars start rolling, then seed monies for subcontractors making bids.
