Based on what others have written here, it looks like the first place to go wood be your renter’s agreement. What stipulations are in place today? If nothing to deal with this type of scenario, consider adding to your renter renewals moving forward.

Looking to purchase my first rental property and am in the education / research stages of this great adventure. BRRRR sounds like a perfect strategy.

I’m interested in connecting with somebody who can help me think through my approach and become a potential team member going forward. What team member should I reach out to first to help me get started if I’m looking to get properties off market? Real Estate Agent? Broker? Wholesaler?

Hi, folks. My name is Derrick. I live in TX. And I'm a newbie who's excited to be on this forum!

I'm a marketing strategist by training and am really curious to get some personal perspectives from y'all:

  • What KPIs / metrics matter when researching in which communities to invest?
  • What are the best indicators that lead you to believe certain neighborhoods or markets will offer cash flowing properties?
  • What trends or market conditions do you avoid?

Recently, I haven't been able to let go of the idea of real estate investing as a vehicle for income independence and family freedom. So, I've started educating myself (currently taking in as many podcasts as I can and reading through Brandon's The Book on Rental Property Investing), with a goal to purchase my first rental property in the next year.
