Nettles, Consistency is definitely key with direct mail. As for CRM, I just use a spreadsheet in Google Docs, with the raw list in the first tab and the info I need in the second. I also add columns to keep track of how many times I've mailed them, if they've contacted me, and any notes I might want to enter. Having it in Google Docs also has the benefit of being able to access it from your mobile device while you're on the go.

Hey, Quentin. I live around Sacramento as well. A pretty good REIA is Capital City Wealth Builders. I would recommend looking for both, but focus on the deals. If you put together a solid deal, you'll have people ready to buy it. Just my two cents.

I use a list gathering service, much like listsource.com, and I get a list of absentee owners. It may be a better use of your time.

That's a great article. I think people need to remember that not only does social media require a little bit of time, it's well worth the time invested. People connect with people, not brands.

Michael, what sort of license issue are you seeing with too many assignments?

Hey, Bryan. Wholesaling using assignment, broken down into basic steps, should look something like this:

1. Negotiate with seller, get the property under contract (Purchase & Sale Agreement). There is usually an inspection clause (or something similar) that allows you to get out if you can't find an end buyer.

2. Assign your Purchase & Sale Agreement to your end buyer, usually a cash buyer, using an Assignment of Contract.

3. Seller and end buyer go to closing, you make your money. Your money is the difference between what you got the property under contract for with the seller and what the end buyer is paying at the end of it.

You are essentially flipping the contract here, not necessarily the property directly. And as for your "get out" clause, that's what the inspection or partner approval clause is for. Just make sure you have one in your contract.

I currently cover a few areas north of Sac like Yuba City & Marysville. I do plan to expand a little south of Sac sometime in the future. I will keep an eye out for a multi-family property for you.
