I work in the Bay Area of California and have a well paying w2 job that I only have to be at 3 days a week. I want to keep my job but move closer to family in St. Louis, MO. I’ve talked to a few lenders and no one is willing to lend to me as a primary residence loan, only as an investor loan.  I hate the idea of paying investor prices for my primary residence. Does anyone know any lenders that would consider underwriting a situation like mine or what other options might be available?  I appreciate any help/guidance.

Congratulations on making moves! As a lender, our team has successfully closed numerous deals in St. Louis, with my team lead personally owning several properties in the area. We are eager for the chance to collaborate with you and explore mutually beneficial opportunities.

Let’s connect

Hi BP! I live in Northern California where the housing market is super expensive.  I’m looking to begin my investment journey in St. Louis where I’m hoping to get a little more bang for my buck. I’m interested in mid-term and short-term rentals as a way to offset my W-2 income. I’d be grateful for any recommendations with this process (realtors, lenders, management, contractors, etc.).  Let’s connect!

I would look into the Columbus market for mid-term and short-term rental opportunities. Another member on my team manages around a 100 airbnb units here in Columbus. Tons of opportunities.

That’s impressive

Why are people traveling to Columbus, OH. for MTR?

Are you finding a lot of MTR success in Modesto?

And all investors aren't putting 25% down. Some of the investors are just starting out and leveraging owner occupant financing. So I work with people to go SFH or 2-4 units with FHA and then rent other units out. The MTR gives them the flexibility needed to sale and 1031 exchange if appreciation sustains as it has in recent years.

Interesting strategy Nick. I just sent you a direct message.

Quote from @John McDonald:

If you're considering flipping, check out the neighborhoods northwest of St Louis, especially the Pine Lawn area. That area is going through a revival and there's lots of opportunities for investment.

Good luck with your journey.

Thanks for the suggestion John!
