@Hakeem Valles Firstly I am in no way a real estate expert. I am in the process of closing on my first deal in Tucson. Me and the wife are buying a house to basically do a live in flip long term. I have found some really great investment opportunities in Tucson. This first deal has opened my eyes up so much, around every corner I go back to some situation that was on the podcasts and i now really know what they were talking about. After pulling the trigger on my first property I can definitely tell that I love it and its not that scary. I had my uncle who lives in Peoria help me through the first parts of the process. I recommend you find someone that you trust to bounce ideas off of and to give you OBJECTIVE advice. I learned that a lot of people around me became good idea ferries and constantly made me question everything. Find one person that you trust and stick to a plan. I know there are a lot of dudes in that area that play ball and own homes so I would reach out to some of them as well and connect with who they trusted. Also bounce everything off of the forums. I think that more people responded to you in a short amount of time than i have seen, and any question you have I probably will have the same question haha. I ran my numbers on the calculator and it has helped me stay calm throught this process because I'm making decision based off the numbers not feelings. I was a chargers fan but since they are leaving SD I have now decided to switch to the cards so i hope you are successful in not only real estate but also in football! I would also recommend making sure to have a robust hands off strategy just in case you get traded in the future.

Does anyone have Window replacement company recommendations for Tucson Arizona?

Thank you all for responding. I am finding that with starting the actual process of investing in real estate, I am coming across a lot of things that i have not heard on the podcasts or webinars. I appreciate all of you helping me fill those gaps. Thank you all!

@Jackson Carr do some agents refuse to put in offers that I believe are the worth of the property? Does it negatively affect them in any way for me to put in low offers to homes hoping for one to hit?

Hello all,

I am very inexperienced to the Real Estate game. What I do know is what I have learned from this site. I am currently in the market and looking for my first property. I have contacted a real estate agent who is looking for homes in the area on the MLS. From what I hear this isn't the best method for finding motivated sellers but its the only option I have being in the Military and just recently finding out that I am moving. My agent is sending me properties that look like in range of what I'm looking for but not at a very good price. He told me that the properties in the area will not accept low offers and that to find investments you have to usually bid over what is asked. Listening and reading material on this site I feel like this is wrong and I might have the wrong Agent for me. I also don't know if maybe my expectations are too high for the MLS and I might just need to be realistic about offers on there. The agent I am using contacted me on BP but I don't really know who to trust just yet.

So my question is when putting in offers on the MLS is it unreasonable to ask an agent to lowball offers on properties based on what I would cashflow for, or do I need to just keep looking for that gem that pops up with an asking price that works with the numbers. If I should keep asking my agent to offer what i think is right maybe I have the wrong agent for me to get a true cashflow rental property. Thank you everyone for your help.

@Dan Burstain- I am looking in Tucson Arizona because the military is now sending me there instead of Albuquerque. Any information would be greatly appreciated.

@Dan Burstain What kind of Grants have you seen offered to first time home buyers? Is that only a Texas thing?

@Thomas Franklin This was some great advice. I never really thought about the liability portion of long term with an FHA type loan. I am currently looking to house hack with a VA loan but now I need to look a little closer into it. If you do seller financing is there any deterents from putting it under a LLC. I don't see why not but you sound like the guy to ask.

@Lamar George it almost seems too good to be true! Will you PM some of the deals that you have so I can run some numbers?
