@Lamar George Thanks for the tip and I will! 

In Tucson what do you all think is more abundant, SFR or small multi's that are cash flow positive but are in decent neighborhoods. I was thinking about it and it seems that SFR would be more prevalent. I wanted to get into a Duplex but if you are looking at 100$ per door profit after calculating for expenses, and a SFR you look for 200$ per door...why would you go with a duplex?

Hello! I am currently living in Georgia and was told that we are moving to Tucson Arizona! We were expecting to go to somewhere else but i am now switching my attention to a new city for me. 

So me and my wife were looking at getting into REI in Tucson but I am trying to find out what are the best areas. I am looking to utilize my benefits as a military member and would like to use a VA loan. I am very interested in trying to house hack with a small multi-family house, but would also be ok with starting with a SFR and then moving into the multi-family market next year.

If anyone who is involved with the area has any pointers I would be very appreciative to hear them. I read that there are a couple of meet ups in the area and I plan on going to them when we move but I only have 3-4 months before we are going to move so I would like to find a property sooner rather than later! Thank you all for the help. If anyone has any interest in the outdoors I can teach you what i know if you could teach me what you know in the REI realm!

@Marc C. Do you use a Real Estate agent in town? how do you come by your deals in Albuquerque?

Welcome! I might be headed to Clovis or Kirtland next, any thoughts on clovis nm real estate market or areas? Are you looking to make any money off of that "fixer upper" in new mexico? I feel like im in the same boat as you in terms of finances with the military.

I am a new member in the Albuquerque New Mexico REI game. My wife and I currently live in South Georgia and will be moving back to Albuquerque by the end of the year. I am interested in Land but I also want to utilize my VA benefits to get into a Multi-family house when I get to Albuquerque. I have done some cursory searches for Investment real estate brokers in town but have not come across anything yet. If anyone has any suggestions I would love to hear them. I think we will be looking in the Nob Hill area or the North Valley. Also, I have heard time and time again that you have to provide some type of worth to someone that might mentor you. Well, if anyone is interested in the outdoors, extreme sports, or survival I am a wealth of knowledge and will trade for more knowledge on REI! Hope to hear from others in the surrounding area!
