Hey Mac users, what program do you use to manage your rental property?

I just discovered Quicken for Rental Properties is not available for Mac. Is there a similar standard-bearer program for Mac where I can do all of the budgeting and bookkeeping for my rental property?

What do you use?

Is Cahokia a good place to invest in SF rental properties?

I get the sense that it's similar to a lot of areas in North County – with residents that make enough income to be good tenants, but maybe not enough to be homeowners. Cahokia also seems to have low house prices and relatively low standards for house conditions (meaning lower initial rehab budgets and low maintenance costs between tenants).

Is this accurate? Has anyone here invested in Cahokia? Or know someone who has? What is your opinion of the city?

Hi All,

Which marketing avenue has worked best for your real estate investing business? Why do you think this method has been most successful for you?

I get a decent rate of response from direct mail, but I've actually had great luck gathering leads through door-to-door cold calling. It can be exhausting (and demoralizing hearing "no" again and again), but I've found leads I simply couldn't have any other way.

For instance, I met a man who owns 5 single family houses on the other side of the city from the neighborhood he lives in. He wants to sell all of them off-market and I'm currently negotiating prices with him!

So, BP, what's been working for you?

Hey St. Louis investors,

I'm looking for someone to partner up with for a fix-and-flip deal. Whether you're best at finding great deals, funding projects, or rehabbing, I'd love to find out how our skills and resources could compliment each other. And more importantly, how we can make some good profit together.

If you're at all interested, I'd like to treat you to lunch this week!

Feel free to send me a friend request and a PM and we'll find somewhere to grab a bite!

@Elizabeth Wilson Thank you for the advice! One question – do you only use your own custom mailing lists or do you ever use mailing list services? If so, have you had any luck with them? Which do you recommend?

Hi Bigger Pockets,

I want to start a direct mail campaign that is unique, budget-friendly, and most importantly – easy to systematize.

I was wondering what direct mail services you all like to use.

Which ones are the most affordable? The most customizable? The easiest to use?

Also, is there anything you have learned that you wish you had known before you embarked on your first big direct mail campaign? I won't ask for your "special sauce," but are there any general tricks for making mail more likely to be opened, read, and acted upon?

Hey Bigger Pockets!

I'm an investor in the St. Louis area looking for a partner to help fund house flips and share in the profits. Returns could be as high as 50% of the profit! I'm committed to doing real estate full-time, and already have a diligent, investor-experienced realtor and hard-working contractor behind me – meaning you won't have to do any of the legwork.

I know, I could just go to a hard money lender or other institution – it might even be cheaper! But in my opinion, a business partnership is ultimately much more fruitful. Don't you agree?

Please, feel free to comment or PM me if you or someone you know may be interested.

Cheers!

Derek

David is opening up and sharing a lot of information but we are not going to get the secret sauce that he worked so hard for.  Never hurts to ask though.

Rookie mistake! Didn't mean to be intrusive, just trying to learn.
