Hey guys, 

I was wondering what people's thoughts were on the existing market here in Wisconsin as well as the United States as a whole. I've been told from numerous people that the market is hot and how it's a sellers market right now. So what are people's thoughts on that and how the market will be moving forward?

@Jeff G. thanks for the response and advice! Have you tried calling your local county tax office and getting lists through them for things such as tax delinquent properties or probate??

@Laura Alamery ok thank you again! I found the sample contract in the tools section on BP but I think I'll try and sit down with a real estate attorney to make sure everything is correct and legal in my state.

Well then thank you Laura for the advice if you're just seeing this now! And @Adam Fleming good luck to you! Just keep working and learning, I've had a couple calls with some sellers but so far no deals... yet!! I'm working on finishing my first direct mail campaign which hopefully will yield a deal or two. What are you doing as of now to get started Adam?

Antonio Coleman, a great point too... what about doing the different types with the different cycles of mailing? So one mail set you do postcards, then the next yellow letters, or should you use the same consistent type of mail?

Thank you guys for the responses, much appreciated! J Warrens you're right I also believe the type of letter you send has a lot to do with who you are and how your business aligns with what you do. I think yellow letters would be my best bet cause they seem more personal towards each individual. Joe I also agree, ill for sure be targeting the same people by doing mail cycles every few weeks or so. I'll let you guys know the results

I am currently working on my first direct mail marketing campaign. My question for those of you who have done direct mail before what is the best method to use in your mail? Is it yellow letters, postcards, handwritten, typed, etc.? Thanks!!
