@Brett Snodgrass Ahhhh I see. Maybe your market right now the sellers have just been over saturated with mail pieces that it is time to take a new approach. Have you always used the same mail pieces or do you switch them up? Thanks Brett

@Graham K. Very interesting, what kind of mail pieces were you sending out? And was that 7000 to the same group of people over time or 7000 different people? Either way 20k on your first deal not too shabby! Thanks man!

@Mateusz Prawdzik You got it! As a young investor myself my goal is to get my first wholesale deal done by the end of the year which I know I will do! When you're looking for sellers, is there a target group you find the most responsive? Do you target absentee, probate, tax delinquent, all of them?? What's your take on the best mailing groups to target and your best way to find them? Thanks again man!!

@Mateusz Prawdzik Great story man! And even though it wasn't what most people hope for in their first deal I guess, in a way that's a good thing that it happened to you that way. I always try to look at my mistakes as learning experiences to make sure it NEVER happens again. Now you can just focus on the good and only surround yourself with good like minded people who all want each other to succeed! I'd love to hear more wholesaling deals from you and others whether they are 'good' or 'bad' deals. Hope your business continues to progress and succeed!! Thanks again

Luc Boiron That's awesome man hope everything works out for you! If you don't mind me asking what have you done so far as far as wholesaling? What kind of marketing are you doing, direct mail, what kind of sellers are you targeting etc.?

@Scott Schultz Great insight and valuable advice man! I agree with you too that when the market crashes a little bit and every one panics to buy as many properties at a HUGE discount. Hence why I am really trying to start building a portfolio while I can now so I can be prepared. Also, when you say bad time to be a buyer are you saying it's hard to find buyers for deals?? Thanks man!
