Hello bigger pockets I'm talking to a motivated seller and going to make offer on property but when I go to actually see it I don't want to see another investor coming as well is there a contract I can send via to secure this or no???

Im wondering can I invest in rental units with no money I hear wholesaling is the way to go but my passion is really for cash flow  Whats the best option for me. I studied investing in both rental and flipping and also wholesaling just need to start on one.
