25% down is common. If you shop around for FHA loans you could most likely get a lender at 20% down, but that would be about it unless you get a portfolio lender to do something different as they keep their loans in-house.

I have found Zillow does not end up matching the appraisal.  As an example, Zillow lists my house at a median of 725k.  I had three appraisals recently and they all ended up at around 630k.  I will be selling my house soon, so I will see if the market matches what Zillow thinks it is.

Just bought a property in South Carolina and it needs some major exterior rehab.  I will be replacing some trim and siding and doing some landscaping.  Main issue I have with the place is the grey and red color scheme.  Any advice on what the next paint job should look like?

Lot's of offers and rejections.  My triplex is actually under $200/door, I am at $560 net cash flow.  The place needed some fixing up, and I initially lost out on it, but the buyers inspection brought up issues they couldn't handle so they bailed out, and left me with the purchase.  For a newer (1995+) multifamily I would be willing to be much closer to $100/door.

I like $200 a door. My triplex is built in 1903, so I am not adverse to investing in older homes, you just need to keep the Capex ready.

@John Sides  Welcome to the community.  

Have you thought about using your VA loan to buy a multifamily and house hack it, or are you going to stay on base? This would free up cash flow to speed up your acquisitions of additional properties and give you a rental right out of the gate.

I am using my VA for a triplex, where we will live for a year and then buy a house (using FHA) to live in for the long-term.
