Post: Duplex with 5% down, conventional loan?

Hi BP!

I was wondering if there are any lenders out there that has a 95% LTV conventional loan for a duplex? I am located in Portland, OR/Vancouer, WA area.

Hello BP,

If I made an offer on a property with a realtor and decided to switch to a different realtor, how would I go about doing this?

Could I make an offer on a different property after I have signed the contract with the realtor on the first property? Or can I look at a completely new property and use a different realtor on that?

@Shaun Weeks Thanks for the information. I looked up the information for grants, and if they're only paying for the down payment, then the interest rate would probably accumulate pretty quickly.

@Albert Bui If I reached the 78% in a shorter period of time, will the PMI be gone from my payments? have you invested in multi family properties for yourself and are you familiar with multi family using FHA?

@Zach Schwarzmiller Thanks for the reply! I didn't choose the loan rate, a lender gave me that number. I remember talking to you before about multi family homes, what can I do to make this deal work out?

@Albert Bui Thanks for the information and percentage of PMI. How would you make this a deal?

I have a few other questions:

1. When will the PMI be gone from my loan?

2. Are there grants available for FHA loans?

Hello BP,

I am hoping to purchase a multi family property (4-plex), with the information:

Price: $255,000.00

Down Payment: 10% or $25,000.00 with FHA

Loan Period: 30 years

Loan Rate: 3.75%

The questions I have are:

1. How long would I need to live in the property before I move into a different property? Is it based on the lender or is it based on the state?

2. How much is PMI (State of Washington)?

3. How much would my payments be?

4. Where could I find a lender that could help me finance this?

I have many other questions, but this is a start

@Account Closed Is the bartending job your only source of income right now? Or is wholesaling bringing income in for you? I recommend keep working as a bartender until your wholesaling is for sure bringing in a constant source of income. If you really love bartending, keep it part time. I am also 25 years old, working and beginning my investing life. I haven't completed any deals yet, but am working on it.

Hi BP!

I have a question about wholesaling. How would I make this a good deal?

Fair Market Value: $200,000

Mortgage Left: $170,000

Would I do 70% of $200,000 - After Repair Value?

so I would have to offer $140,000-ARV?

@Brandon Turner I'm hoping to do exactly what he does (buy and hold with 20+% down), but not until possibly another year. Are you talking about Travis? At the moment, I'm trying to wholesale, so I'm learning and searching for wholesale deals.

@Kevin Romines Hello Kevin, thanks for the message! I have heard about that meeting at Gobi, and I am trying to find a way to attend, but I work 8-5 everyday. I noticed in your profile that you invest in wholesale deals? Where do you search for wholesale deals in a place similar to Vancouver's market?
