Post: Just caught a unicorn! Seller finance

The elusive and majestic unicorn of a seller just landed at my feet! 

That’s right fellow BP addicts, I have found myself a unicorn. That’s a seller who’s also an investor that owns their properties free and clear! 

So I’ll break it down quick, I went to look at home in North Jersey today. Met with a wonderful woman who reach out to me for as a lead. She owns a cape style single family home, my absolute favorite type of property! We’ll she’s had a rough go of it recently and needs to sell this home which is a part of her rental portfolio. The house is in excellent shape over all. Just cosmetic stuff. I took a 2 minute walk around. Once I saw the basement I knew I was buying this house. 

We took a walk outside and I said, we’ll I’ll make this simple for you. I’ll buy your house and you can move on. 

She broke down in full on tears. I mean crying and just couldn’t speak. I gave her a whole hearted hug and just let her let it out. She said she has had a really rough 5 years and all her family and friends have been dying. This house has been a burden because of the emotions behind it. Her family lived there and they passed so it was tough for her. We went inside and I sat down with her and we just talked. We both shared our life stories. I told her how I was homeless as a kid and she told me all about how cancer has tore through her family. It was good for both of us. 

Anyways, back to deal. Made the offer for a cash purchase but I also suggested seller finance which we could give her 30k more than the cash offer. Still about 70% of the arv. Went through how she could collect a monthly payment with out the hassle. She LOVED the idea! She understood immediately the benefits, capital gains deferment and such. So it’s a home run for her as she leads into retirement. 

So we keep talking. Turns out she doesn’t want to work with anyone else ever again. She wants to sell me her entire portfolio as she goes into retirement. She’ll do seller finance on all of them. Not only that, she has extra cash she’ll put into my deals for the rest of her life, her words! 

But wait, there’s more! The neighbor next door, also a cape, owns it outright. She’s also in pain and wants me to buy her house as well! Oooo and I stopped at a garage sale the block over because I arrived early. Spoke to the owner and asked if wanted to sell her house. She said no at first but has an RV to sell. I took a look at it and when I came out she said you know what, you can buy my house and I’ll live in the RV and travel the country, how fast can you close! 

So, as of this writing, I’ll have 3 deals and 6 units under contract by Tuesday. She’s going to lend me all cash to buy the garage sale house and her house. All in cost to me will be 30k, 10 per house. 

TLDR: 1 lead turns into over 3 million in properties and access to private funding. All because I took the time to meet with someone and was compassionate to there situation. 

DJ PRO TIP: Bring something to the appointment. I love growing flowers so I brought her a small bouquet of flowers from my garden. As soon as I arrived I handed her the flowers and that set the tone for the meeting. She was so happy to receive flowers. She said this is the first time in over 10 years someone has given her flowers. 
Needless to say, after I close this deal, she will be getting a bouquet delivered to her door every 2 weeks for at least a year. Hell maybe for the rest of her life. 
So bring a gift, could be small. I usually do flowers or my wife makes homemade cookies. Sometimes fresh fruit from the garden or a nice bag of coffee or tea. Doesn’t have to be expensive, just has to be thoughtful!

Hey Arjun, congrats on the new venture! 
What type of experience do you currently have? Have you done any real estate? 

I’m currently getting into larger multi families, though they may not be in northern nj. I prefer out of state investing for larger multi. 
I look for a 7 cap with value add. I expect to increase my Noi on those units. 

I look to get a cash on cash of 12%. It’s all deal dependent though. If a great multi comes along with a good price and a great school system I don’t mind lowering my cap rate but prefer to get about 10% cash on cash still.

Super excited to get together and meet everyone at BPCON! I’m glad we have a thread dedicated to attendees only.

What are everyone’s goals that they are looking to get out of the conference? 

Is anyone going down there to buy something while they are there? 

Have you been to NOLA before, if you haven’t I’ve been there before and know it ok and know some great restaurants If you live there please connect with us and give us recommendations!

Hey BP

Looking for a possible creative way to take down a deal.

I have a subject property were the offer has been accepted and I know I can get My Hardmoney lender to fund the deal. I’m considering purchasing the property or at least tying it up with the seller and once she vacates then renovate the property and list it. She is an elderly woman and I don’t want to take advantage of her. So what I’m looking to possibly do is offer her a set number with an escalation clause if the property sells for over a set amount. 

Has anyone done this before or something similar where they split the proceeds of a flip with the current seller. I will be able to save on closing costs and also on carrying fees associated with the hard money loan

@Mindy Jensen @Alexandra Hughes Pailet Can we create a Forum that's specific for people attending BPCON. Something that is exclusive only to registered attendants. It'd be a great way to start networking prior to the event. Then we'd be able to make plans on meet ups and such in one easy to access area.

Good morning BP,

I need a few RE attorneys to recommend to a client of and upcoming acquisition. Does anyone have any they would recommend? Id like to present her with 6 at least. She's an older woman I want to make sure she's getting the best care and unbiased advise.

Investment Info:

Small multi-family (2-4 units) fix & flip investment.

Purchase price: $362,000
Cash invested: $19,500

Fix and Flip of a duplex. This house had the same owners since the late 80s. They always put a bandaid on everything and just walked away. I got this deal off market and negotiated with the seller directly. We came in and had it gutted immediately. It was filled with old clothes and items and had 3 separate ceilings. It had every generation wiring and plumbing. We have all new plumbing installed. All new electrical and every old piece of wiring removed.
The roof was leaking for years, found out after we closed. Once we gutted it I found the roof joists where unsupported and severely cracked. We hired a structural engineer to take a look at it and draw up plans. Now we are installing new beams to support this 100+ year old home.
Arv is 625k, we anticipated 50k of Reno but now its looking to be more like 75k. We are looking to have this completed by end of august and back on the market for sept. We most likely will list it for 599k expecting some bidding up.

Hey BP,

What are some fresh ways to reach possible off market sellers. Either for wholesale deals or buy and hold, flips whatever. The exit strategy doesn’t matter. More so what are some fresh ways to get infront of possible clients. 

We’ve all done direct mail and yellow letters and they work. But when a client receives 40 letters a week then it’s time to maybe change it up. How else are we touching these clients. 

People do direct text message. I feel that’s a bit to intrusive. I’m looking for something that is can be mass marketed like direct mail. Something outside the box. I’m in north jersey so if your using this in Florida or California then you telling us your secrets won’t effect your market.
