I always check the sq ft using google earth. I measure the exterior of the house and make an educated guess on it. I also don't rely on sq ft to estimate a house per say. When I look for comps I look for similar properties. In NJ its pretty easy to find the same style house right around the corner or block.

But to your question, never rely on what's listed on tax records or what agents put down. Unless an agent has a layout listed then don't trust it.

So this worked out perfectly, I was in New Orleans 10/6-10/10 and got the email that they are doing bpcon in NOLA. Naturally I added 3 days to my trip and now Im going to BPcon and Jazz fest. Couldn't be more stoked!
