The owner didn’t say she didn’t want to sell but the property manager said it was t for sale

I did. I spoke to them. I asked if I can connect with her. I asked if she’s willing to sell. They said it’s not for sale.

Hey all,

So I’m digging around and trying to find an owner. I found the llc. I found the management company. I have the persons name. I have the persons numbers but when I called them non of them are actually her.

I’m not sure where she lives or anything like that. The reason I’m so hell bent on this house is it’s right across the street from me. There’s a small old beat up she’s rented to the same tenants since 05. The house is a wreck. It’s on a double lot that is zoned for a multi family. I want to pick this up then I knock down the little single and put up a 6 unit building that wraps the corner. The other corner has a 7 unit there so I know I can do it.

So I’ve tried a few skip tracing services. I used leapsherpa and some others I don’t remember. I went to county record. I found county tax info. Still nothing. What else can I do.

Hard money lenders will sometimes lend 100/100 at 10% with 2 points maybe 1. But if you have no experience then you won’t get it. But also remember, you still need to pay closing costs. It’s not truly 100% financing.

Best bet is fha. 3.5% down and find a 2-4 unit property. depending on your area you shouldn’t have a hard time finding something. It may take 60-100 offers but one will click.

I would say invest in turnkey or find a partner you trust who have the time. If you have cash, then bring in someone with time. Split the deal and go forward.

Hey all. I'm northern NJ. I'm looking to add a ADU above my detached garage. Now I called the zoning board and spoke with them. I need to draw up plans, get a site survey and do some other build up. It would be a 10k upfront investment. To build the ADU with sewer tie in and electric, it'll be about 50-70k depending on my finishes. When done it'll be a 2 bed 1 bath apartment with a parking spot and garage spot. I can rent it for around 1800 near me easily.

So this is my basic thought about it. Now the real thing is do I spend the time convincing my zoning board to allow me to do this to my property or do I just not bother and throw the money into an existing property. It's about a 20-24% ROI roughly since I don't know about my taxes and such to do this. Also I can do all my own work, but hire out mostly on my flips and buy and holds.

Another thought is converting my Cape style home to a multi family. The reason I don’t want to do this is I don’t want to hear my tenants nor do I wish for them to hear my kids screaming all day.
