This is a terrible hobby landlord mistake , learn from my past stupidity doing this , you can go broke saving money guys .just about Everytime I’ve tried this it bit me on the a$$ trust me ,just pay a handyman and be done with it .

I hate to be cynical but It surprises me in 2020 folks study for years go to seminars scrimp and save up 20% plus closing and call a realtor up and eventually buy something at full retail price . People are so risk adverse and terrified to make a mistake or lose money that it takes them a decade to do anything . It reminds me of mark Twain’s quote : the secret to getting ahead is to get started ..

Don’t sell anything ! Dude ,It’s part of the business . The first couple years are going to be hard this is expected especially if you are not a seasoned investor . Your still wet behind the ears and getting the places stabilized and systems in place . As long as you bought right you’ll be fine if you hold it long enough and don’t quit plugging away . Chill out put your head down and move forward even if it’s an inch at a time . You’ll get through it eventually and be glad you didn’t give up ! Don’t listen to these guys telling you to sell them off.. geez! Look if it was easy everybody would be a real estate millionaire!

I can think of several ideas if it aren’t for your past but With her being on title it’s going to be pretty cut and dry on this . You’ll have to get her a new loan in place to get you out of the deal . She needs to get her credit right and restructure this . It’s kinda out of your hands in many ways

To most people that sounds completely insane to buy like this but I don’t think like most folks , I will just hold it as a long term rental at 5-600 a month and after a good tenant has been there a long while I will deed it over to them on a land contract and just tell them about the judgement . Did I mention they are livable / rentable and I buy them under 5k?

That is an incredible strategy! I would have never thought about a technique like that all. Congrats to you for coming up with it. How are you able to buy a property without satisfying all of the debts on it? I'm very curious haha.

That’s crazy to me but hey if you have a dozen or so units it works ok I guess , its not needed it’s not scalable and they are usually unappreciative anyway in my experience

I predict commercial real estate will take a huge hit but residential will level out and hold for years to come . Eventually the feds Monopoly money hyper inflation will catch up and bite us though when that happens I’m not sure but it is a matter of time and it may not necessarily drastically affect real estate markets like it will the stock market .
