If you are looking to get the bare minimum coverage, confirm with your lender (if you have one) what is the least amount of coverage they will accept. The lender will most likely dictate this.

 Thanks, using dogs may be too aggressive. I don't think the insurance company would allow that for liability purposes.

Hi Steve - I'm just seeing this post now, but I could have certainly helped you out. I live in Northwest Indiana. 

Let me know if you have any interest in setting up a reporting insurance form for all of your REO properties. We have a national insurance program where it's pretty much plug and play and you can throw properties on an insurance policy and take off at will. That way, you don't have the time and stress of finding a separate insurance policy for each REO transaction. Let me know if this is of any interest to you. Best of luck!

What Cap Rate and Price Per Unit are comparables selling for in your area?

Depends on many other factors but this will certainly be insurable.
