Depends on the listing agreement.  There is nothing wrong with having a broker at your side, it's better.  Trying to save a buck isn't doing you any favors.  Even the big dogs that don't use brokers have attorneys, and sometimes both.

If the listing agreement says the seller is paying the commission, then there is your answer.

Nope.  You need to have a license and be a member of the local board.  Working with an agent who will work with you as a buyers agent is a time saver and will give you the access you are looking for.  In addition, if you find someone that specializes in what your goals are, you will get the preliminary education you are looking for.  Hope that helps.  Let me know if you want me to connect you with a Florida Realtor specializing in your area.  Your own back yard is the best learning ground.  If you are looking to go big time, (millions of dollars), I'm happy to chat with you.

I'll add my 2 cents.  Bombbomb.com  + Tom Ferry + Online Presence + "Millionaire Real Estate Agent" (The bible of RE).  It will take a while, and I've had the fortune of getting side tracked in commercial.  I'm now trying to rebuild my residential business while I'm searching for investment partners.  The best way I've found is get in those open houses and find buyers.  Work with them for years!  Why?  Because they become Sellers!  And when you get enough, you get the listings and can build a solid business.  This is not over night.  Prior to the crash, I was one of the top individual agents in my office in the Hollywood Hills.  I GRINNED to get deals done.  A lot of work.  There is no shortcut!  The tools above will give you a good starting place.  Tom is great.  The book is great.  Get a plan and stick to it.  Commit to 1 YEAR of Process before you re-evaluate.

Student Housing rentals is definitely a niche market.  Sounds like you have a handle on it.

@Mark Christopher Javier @David T. The whole point of the LLC is the reduction of liability and protecting your other assets including yourself. Living trusts are fine for personal property as that is more for tax benefits.

@Mark Christopher Javier @Alex K. Great stuff.  Love to hear more about TX.  How you found your wholesaler and deal.  There are always property to be invested in.  You just have to figure the best starting place for you.
