I currently have an tenant occupied RV in my own lot next to our house.

A city official came and said the city does not allow RV’s to be habited unless received approval from the State Dept of housing or Federal Mobile Home Construction and Safety standards.

I’m just barely going thru this process.

But good to know I am not alone on this.

Let me know what is your current research on this subject.

Hello BP Community in California!

I have a 26 foot mobile home trailer (RV) which I parked in my property’s backyrd and is currently occupied by a tenant now for 2 months.

A city official came to my door and want to inspect the backyard. The official said living in a trailer is not allowed in the city. It must be approved with the state housing or federal mobile home construction.

Questions:

1. Is there a way for me to make the RV legal for tenant’s to occupy?

2. What are the requirements in California for an RV parked in a private property converted to a permanent residential structure?

I am considering purchasing a California property from a friend who is planning to move out of state. The ARV of the property is $325K. The property still has a $200K mortgage. The equity is about $100K. I am thinking of giving my friend $100K to take control of the property, assume the mortgage for a year or two, rehab, rent for the duration, then sell the property.

1. I would like to ask your advice as to how or what should be the content of the contract with my friend.
2. Should I put the title of the property under an LLC?
3. When it comes time to sell, do I still involve my friend in the signing of documents at close of escrow?

Michael,

With the limited info you provided, if the seller wants to sell quickly, if I were you I would make a cash offer 60% of the after repair value of the house, close in 14 days. If the seller accepts the offer, sign a purchase contract. I think there’s a sample of purchase contract files here in BP. Then hustle to find a partner/lender. This is just the first few steps to a series of steps you will be doing in the realm of real estate investing.

In 2019, I had a solar panel system contractor install solar panels and perform replacement of roof and HVAC system of my investment property.

Have you had experience in asking for a tax rebate? Please share your experience and how you did it. Thank you.
