Hi John,

1. It is a mix. Two doors are Airbnb, one is long-term tenant(student).

2. Overcoming the fear of renting personal home space to strangers. Actually most Airbnb guests are great to have as guests.

3. Finding similar properties in nice areas that are reasonably priced for investors to purchase.

4. I used the equity taken out of another stabilized rental property.

Yes. It was in 1996.  A foreclosed fixer upper property.

Cash invested: $50,000

Live-in, rehab and hold. Rented out rooms to short and long term tenants.

What made you interested in investing in this type of deal?

Value appreciation, mortgage partially paid by tenants, mortgage interest benefit, increase in property equity.

Cash invested: $5,000

3 bedroom house, converted into a triplex.

FHA

How did you add value to the deal?

Divide rooms, add bathroom, exit doors.

What was the outcome?

Positive cash flow. Refinanced and used equity to refinance purchase of other properties.

Prior to purchase:

ARV was $385; purchase at $225K; rehab was $35K; closing/maintenance $50K;

Projected profit: $75K

Post sale:

   Sold at $340K; rehab $71K, closing cost $30K, maintenance/miscellaneous cost $20K<

Investment Info:

Sale price: $340,000

Three level, single family home, 5 bedroom, 3 bathrooms.

What made you interested in investing in this type of deal?

This property is out of state for me.

How did you find this deal and how did you negotiate it?

Through a mutual friend.

How did you finance this deal?

Owner financing.

How did you add value to the deal?

Was able to partner up with a local investor in El Paso who was responsible for the rehab.

What was the outcome?

Loss $11,000. Gained knowledge about real estate market in El Paso and about long distance investing.

Lessons learned? Challenges?

Did not have much control with Contractor. Was not firm with budget for rehab. The local investor I partnered in El Paso was brand new. And I was easily pressured to sell at a discounted selling price.

Lessons: Learned all those above. Will and should not repeat in future deals.
