I agree with @Nathan Gesner, you may want to think about adding an addendum to the lease which states something with regards to training will be provided on the systems, or even have instructions on how to use the system or if such and such system fails due to misuse and it is not something that stops enjoyment based on local laws such as a thermostat, the tenant will be responsible. I added smart devices to my home as well to increase the appeal to the younger generation. So far so good!

@Brian McCombs I agree with @Richard Weinberg , Buy & Hold, or even look at what technology people in the area are willing to pay for. I upgraded my rental property to a few smart devices (garage, home security system, lightbulbs) it made a difference and I was able to get a tenant-right at the beginning of the shelter-in-place orders. There were other upsides however, other homes in the community did not have the so-called leisurely items. I have a few friends who purchased homes simply because they were considered smart. Something else to look into, I've done some research on solar panels some areas homes are worth anywhere from 5% or more because of them.

Smart Homes are the future. As a Computer Engineer, that is where the market is going, in my opinion.

Hello BP,

I'm going to pass the state exam in the next 2-3 weeks. I wanted to know what advice would you give you self? What did you learn that you wish you knew starting out?

@Stuart Grazier Thanks for the input. It seems to go straight to a commercial is not ideal for a new sales agent. I've interviewed Marcus and Millichap, they are hiring entry-level commercial agents. The turnaround time is 12-18 months before a sale is made. If I was a civilian, I'd absolutely go for it.

@Charlie Cameron Thanks, I have the drive to do it. I'd rather ask someone who is doing it to have an idea of it's still possible. If not, I may have to start residential. My contract expires in several months and I'm staying in the state.

I'm currently AD, I'm going to begin a career in RE as a sales agent in the commercial sector specializing in net-leases. Has anyone gone the commercial sales route while AD? I know the sales cycle is greater in the commercial space. Is that an advantage or drawback? How is the time requirement?

Wouldn't bother me at all, I welcome self expression. It shows the person is comfortable enough with themselves to BE. By doing so (being), they are free to decide what they want to do, as many of their others say we shouldn't be judging a book by its cover. Can the person get he deal done? Are they ethical? Are they excellent to work with? What's their track record with regards to real estate? Are they investors? How many units? What are some hard learned lessons they have to pass on to me? Are all questions I'd want to know on a first encounter. Of course, I'd pull up my sleeves and compare artwork as well 😁.
