Then they left, I went and locked up and texted sellers it was safe to go back home. Of course Buyers were instructed not to touch or open anything. Loan is VA and already locked in. Now inspections (they're deemed essential worker too)

We will get through this!! We just have to be creative, and diligent. 

 This is very true. I didn't think about those affected by past natural disasters. One sub-market I'm jumping head first into is providing short-term rental for traveling nurses. I think this will be very beneficial for them, although I'm just starting to look at the numbers. "Physically Absent" showings and Virtual Showings seem to be the way to go, I'm glad it is working out. We will get through this!!! I love the positive attitude.

Official Guidance for NJ Real Estate

In Governor Murphy's press conference today, he made two updates to Executive Order 107, clarifying which businesses may be allowed to operate during the COVID-19 pandemic. "Realtors® can operate and show houses to prospective buyers on a 1-on-1 basis or to immediate family members. There is still a prohibition on open houses," said Murphy.

Thanks for that update! I'm sure it'll be beneficial. I need to read the one for Virginia, and Maryland.

@Keith C. absolutely the market will soften in time. For the short-term what do you think agents should do to increase their business or keep afloat? Prepare for a possible surge? Prepare for a continued slump? Both?

@Bruce Martin Do you think you particular property class is affected more than others?

@Dell Schlabach Interesting times indeed, it sounds like there is a push to buy before the states enforce non-essential businesses to shutdown. I've read a similar occurrence in Washington DC, @Russell Brazil What are your thoughts?

@Karen Margrave @Rob Massopust Based on my research MF is getting the cold shoulder from investors due to rents not getting paid among other issues and policies recently announced. CA always seems to be ahead of the curve with technology. You'd think they would find a way to keep real estate flowing rather than shut down completely.

@Lucinda Toope My broker let me know about some outbreak in VA. I can't recall the city. Stay safe is what I can say. Have you tried offering Virtual Tours? Does your customers respond to that?

@Lien Vuong just gave us some pretty good advice. @Connie Chan Thanks for asking for the technology used. I agree YouTube works great. I use it for many home related activities.

@Merle Svenson I think this pandemic shines light on many things as well such as the paradigm shift and possible tech bridge between generations. I theorize Gen Alpha will be all about Virtual, they are growing up everything Virtual (Virtual Reality, Virtual Machines...etc)

@Melanie Dupuis Congratulations on the 2 buildings you have under contract. I think with using a hybrid strategy you'll be able to do very well.  @John Bucci @Darren Sager NY and NJ seem to have tighten the area pretty securely. I'm surprised the city is still active. A virtual walk-through maybe the way to go, however I theorize a retail buyer likes the "feeling" of being present in the property. @Lien Vuong seems to crush my hypothesis with her numbers thus far though.

@Brad Bellstedt that makes sense, I'm in the process of offering owner-financing for my home in order to mitigate some of those same fears. Do you think those offering owner-financing would be in a better position to sell in your market?
