Dave Ramsey would tell you to have an emergency fund to handle emergencies.

You dont want your spend your emergency fund a a down payment on a property, if you do and then you have a family emergency and a rental property "emergency" such as a furnace going out you are in double trouble. 

To sort out and manage personal finances I would suggest finding a ramsey class near you.

The waiting game is never fun but getting in over your head can be much more painful. If you have a clear vision of what you want, and you have a budget, and savings plan. If you can review that every month and see that you are making progress and getting closer to the goal, it makes it easier then if you dont hjave a monitoring system to see if you are on track.

Have you decided what you want to do, buy a rental? flip a house? buy a duplex to live in rent the other side? 

The only thing I know that works is to have a clear goal, objective, make a clear plan, then decide what the steps are that you need to take to get there. Then work like crazy to get there as fast as you can. Work harder, work longer, get a raise, get a higher paying job, get an extra job, do some freelance work, get side jobs, save more money, eat out less, cut all expenses to a minumum are all ways to save faster. 

But never never never give up on your dreams!

I would vote for bottom, as number one choice. I would CENTER, design + development,  under optimum designs.

@Jean Bolger here is a link to rehab where we painted an ugly fake stone fireplace. Don't know that this will be able to fascinate,  but gived an idea of what spray painting with a latex paint will do. It looks a lot better and cleaner then before, it was pretty awful, now it's tolerable,  the plan was to take a sponge with a bit darker paint co yeast the stone from mortar joints. But ran out of time,,the house sold above list the first weekend, but may not have been because of fireplace.

I don't know your market but in our market, updates definitely increase values. We consistently sell our remodeled houses for  20%+ above similar unrehabbed houses.

Not quite sure what you want to know, if you can get a good deal you should buy it, if not you shouldnt.

f you are asking if the process is time consuming and convoluted, answer is yes, but what deal source isnt? 

We monitor all their "auctions" in our target areas and bid on hubzu auctions almost weekly. just be aware they are not really auctions, they are auction format marketing tool for the banks. I would estimate 90% of them dont meet reserve at auction and thus dont sell that week, they re-auction the following week, this can go on for many months, two to three is not unusual in our area I have seen them up to five month, takes a lot of patience, but every once in a while we snag a good one.
